Buyer's guide: Southland
Property for sale in Southland, at the bottom of the South Island, is almost all houses: 171 of 188 current listings on RealEstateAbroad, plus 16 land listings. Listings cluster around Te Anau and the Fiordland gateway. Check eligibility first: New Zealand bars most overseas buyers from existing homes.
Euro-converted asking prices. The listing set may span towns of very different value, so read the median loosely.
| Southland | Euros |
|---|---|
| Mid asking price | €429,699 |
| Middle half of asks | €374,238 - €561,482 |
| Mid ask per m² | €2,262 |
| Mid size | 210 m² |
| Listings counted | 188 |
Four-bedroom homes lead (73), then three-bedroom (69), five or more (19) and two-bedroom (4). There is 1 apartment. Large floor areas show a market of detached family houses, lifestyle properties and farm-adjacent homes rather than urban flats.

Southland covers the far south of the South Island, including Invercargill, the Catlins and Te Anau, the base for Fiordland National Park and Milford Sound. Tourism, farming and aluminium smelting shape the economy. Distances are large, so a buyer should consider travel to airports. The links we hold, Auckland, Waikato and Canterbury, are far-away regional markets, not neighbours.
Holiday-let demand around Te Anau is seasonal.
Rural purchases bring extra checks: water supply, effluent disposal, access across neighbouring land, and whether a consented building site exists. Heating and insulation are major cost items in a cold southern climate, so ask for recent power bills.
As an overseas person you generally cannot purchase an existing home; citizens, residents and, under trade deals, Australians and Singaporeans are exempt. A consent route for Active Investor Plus holders (one home over NZ$5m, from 6 March 2026) will not help at Southland price points. Farmland and other sensitive land need consent too.
Get a lawyer, a LIM and an inspection. Our New Zealand conveyancing guide, mortgage page and the national overview explain the rest.
