Warkworth is the main service town, with the Mahurangi River, a weekend market and the Matakana wine and arts area close by. The Pūhoi to Warkworth motorway, opened in 2022, shortened the drive to Auckland's North Shore. Beaches, boating and farmland attract retirees, commuters and holiday-home owners, though summer traffic can be heavy.
The nearest link we hold is Auckland, the city to the south. Waikato and Canterbury are regions rather than neighbouring towns, so treat them as separate markets.
New Zealand prohibits most overseas persons from buying existing homes. Residents and citizens are exempt, as are Australian and Singaporean citizens under trade agreements. Since 6 March 2026, Active Investor Plus visa holders may buy one home above NZ$5m with consent, but this is a narrow route. Lifestyle blocks and larger rural land may need Overseas Investment Office consent, depending on size and character.
Get advice from a New Zealand lawyer before any contract. Our New Zealand buying guide summarises the position and financing explains lending to non-residents. The Reserve Bank's official cash rate is 2.75%.
Ask for a LIM report (Land Information Memorandum), a building inspection and information on septic and water supply for rural sections. Check flood and coastal-erosion maps. Compare with the wider New Zealand market.

Generally not. Existing homes cannot be bought by most overseas persons. Residents, Australian and Singaporean citizens are exempt, and a narrow route exists for Active Investor Plus holders above NZ$5m.
It is the northern part of the Auckland Council area, though much of it is rural and quite distant from the central city.
A council-issued report on a property's consents, zoning, hazards and rates. Buyers usually request one during due diligence.
Very few. Only eight of the 214 listings are apartments, so the market suits those who want a house or a section.
Many residents do it, though traffic on the northern motorway can be slow. Consider remote-working flexibility.
