New Plymouth is the regional centre of Taranaki, with a population of around 85,000. The coastal walkway along the waterfront, the Len Lye Centre and Govett-Brewster Art Gallery, Pukekura Park and the surf breaks along the coast give the city its identity. Mount Taranaki (Egmont) dominates the skyline, and the national park offers hiking and skiing.
The local economy has been tied to dairy farming and oil and gas, and the region is investing in energy transition and hydrogen projects. House prices rose strongly during the pandemic boom and then eased. The airport links to Auckland and Wellington, and Auckland is about a six-hour drive. Compare with Auckland, Wellington and the Waikato region.
New Plymouth offers coast and mountain at prices well below Auckland, but foreigners face tough buying rules.
The Overseas Investment Act restricts most non-resident, non-citizen buyers from purchasing existing homes. Australian and Singaporean citizens are exempt under trade agreements, and residents are treated like New Zealanders. Vacant land to build a new home can be allowed with consent. Government announcements have introduced investor visa routes for high-value homes, but conditions apply, so check the current position with a New Zealand lawyer.
Approximate costs (verify locally): no stamp duty, legal fees, a building report, a LIM (land information memorandum), and agent commission commonly of 3% to 4% plus GST, paid by the seller. Most sales are by auction, tender or negotiation. Read our New Zealand consultation guide, financing page and country overview.
Close to the centre, Strandon, Fitzroy and Merrilands offer a mix of older homes and newer builds, with Fitzroy and Moturoa near the coast and beaches. Westown and Vogeltown are more affordable, while Omata and Bell Block provide semi-rural sections for those who want space. Many buyers favour houses near the Coastal Walkway or with views of Mount Taranaki. Local employers include the port, energy sector and health services, and demand for rentals is steady. Remote workers have also arrived from Auckland and Wellington looking for lifestyle at lower prices.
Order a LIM report from the council, a builder's report and a title search. Check for weathertightness issues in houses built between the 1990s and early 2000s, and for earthquake and flood zoning, which differ by area. Insurance for coastal sections, and for properties near rivers or on slopes, can be costly or limited.

Generally not unless exempt, for example as a resident, or an Australian or Singaporean citizen. Check current rules with a lawyer.
It is a council report listing consents, hazards and rates on a property. Order it before you go unconditional.
Our median is €368,242 against higher figures for Auckland. See the Auckland page.
By private treaty, auction or tender. Auction sales are unconditional, so finish checks first.
Some areas have specific hazards. Check the LIM and ask the council.
No stamp duty, though legal costs and other fees apply.
Mild and wet, with westerly winds from the Tasman Sea. Summers are warm and winters rarely freeze, which suits outdoor lifestyles.
Council rates depend on the property's rateable value, and insurance can be higher near the coast or for properties exposed to natural hazards. Get quotes before you offer.
