Invercargill is the main city of Southland at the bottom of the South Island, with wide streets, Queens Park, a regional airport and ferry connections to Stewart Island from Bluff. Winters are cold and windy, and Fiordland and Queenstown are within a few hours' drive. The local economy rests on farming, aluminium smelting at Tiwai Point and services, so employer news can influence the market.
Affordability draws first-home buyers and investors from larger cities.
New Zealand's overseas-buyer ban applies to existing homes, so non-residents generally cannot purchase. Residents, citizens and some exempt buyers can, and from 6 March 2026 certain Active Investor Plus holders can buy one home above NZ$5 million with consent. Costs include legal fees, a LIM report and a building inspection. Ask whether the house needs insulation upgrades, as cold climates make heating costs significant.
See the New Zealand buying guide and the financing guide.
The following are far from Invercargill, so view them as separate markets: Nelson and Tasman at the top of the South Island, and Auckland in the north. See New Zealand overall.
