Buyer's guide: Horowhenua
Horowhenua is the district north of Wellington around Levin, with 94 listings and a median asking price of €281,803. Houses account for 90 of them, and three-bedroom homes lead. It is cheaper than Wellington, but New Zealand's overseas-buyer ban is the first thing foreigners need to understand.
Asking prices in euros from current listings.
| Measure | Horowhenua |
|---|---|
| Median asking price | €281,803 |
| p25 to p75 | €245,078 to €392,975 |
| Median price per m² | €2,223 |
| Median size | 138 m² |
| Listings | 94 |
Three-bedroom homes account for 46 listings, then 18 two-bedroom, 17 four-bedroom, seven with five or more and one one-bedroom. Houses dominate, with four apartments. A median of 138 m² for a modest price is typical of provincial New Zealand, where sections are large.
Levin is the main town, with beaches, farmland and the Tararua ranges behind. The region is roughly an hour or more by road from Wellington, and commuter and retiree demand has grown as Wellington prices rose. Weather is milder than the South Island, but check flood and earthquake exposure and the quality of older insulation.
The links here are other regions rather than neighbours: Auckland, Waikato and Canterbury.
For buyers who are eligible, a building report and a LIM (Land Information Memorandum) from the council are standard checks, and the 2-year bright-line test matters if you may sell soon. Ask about rural-lifestyle blocks too, where water supply and septic systems are your responsibility.
New Zealand bans most overseas buyers from purchasing existing homes. Citizens, residents and, under trade agreements, Australians and Singaporeans are generally exempt. Since 6 March 2026, Active Investor Plus visa holders may buy one home above NZ$5 million with consent, which does not apply at these prices. A bright-line test may tax gains on resale within two years. See our New Zealand buying guide, financing guide and the New Zealand overview.
