Houses are almost the entire market: 100 of 105 listings, with 3 plots and 2 apartments. See houses in New Zealand, townhouses and land for wider choice.
Three-bedroom homes lead with 40 listings, followed by 4-bedroom (21), 2-bedroom (20), 5-plus (13) and 1-bedroom (2). Many are older timber villas and bungalows, so building reports on insulation, wiring and moisture are important.
Dunedin is a university city with a strong Scottish heritage, a compact centre around the Octagon, and a coastline of beaches including St Clair and the Otago Peninsula's wildlife reserves. Winters are cold and damp, and heating costs matter. The student population helps rental demand but also means seasonality in the rental market.
Buyers in the data are largely local families, but investors have targeted its relatively low entry prices. The port, hospital and university are major employers.
Mostly not. Under the Overseas Investment Act, most overseas persons cannot buy existing residential homes. Exceptions apply to Australian and Singaporean citizens and to those who hold or qualify as residents. Since 6 March 2026, holders of the Active Investor Plus visa may buy one home above NZ$5 million with consent. Buying vacant land, or new apartments in approved developments, may be possible with consent.
