Zwaag is a village next to the old Zuiderzee port of Hoorn in West Friesland, with the IJsselmeer lake and its sailing close by. Alkmaar and Purmerend are the closest of the larger towns listed, with Zaandam and Haarlem beyond them, and Amsterdam is roughly 40 km south by rail via Hoorn, reasonable for a regular commute. Amstelveen is further away on Amsterdam's southern side, so treat it as another market. Buyers are families and commuters wanting more space than the Amsterdam region offers.
No special restrictions apply to foreign buyers in the Netherlands. Transfer tax is 2% for owner-occupiers and 8% for other homes. Buyers usually appoint their own purchase broker (aankoopmakelaar), add a building survey and sign a purchase agreement with a three-day cooling-off period before the notary closing. Lenders look for Dutch income, so expats on a local contract fare best.
