Houses are 261 listings and apartments 80. By bedrooms, 106 have three, 89 have two, 75 have four, 48 have one and 14 have five or more. Homes are fairly compact at 94 m², often terraced houses and flats, with a narrow middle price band. See Dutch apartments and houses.
Zaandam sits on the Zaan river. Zaanse Schans, a heritage area with windmills, is close, and the town centre includes the green Inntel hotel building by the station. Albert Heijn, the supermarket chain, has its head office here. The Zaan district was an early industrial area, which explains the mix of old industrial buildings converted into housing. Cycle paths and the Noord-Holland rail lines connect to Amsterdam, Haarlem and Alkmaar.
Foreigners can buy freely in the Netherlands. Transfer tax is 2% for owner-occupiers and 8% for other homes, and there are notary and valuation costs. Many Amsterdam-area buyers bid above asking price in competitive periods, so ask an agent how bids are going. Read the Netherlands consultation guide, financing guide and the Netherlands page.
Much of the older housing stands on wooden pile foundations in soft ground, so a survey should look at foundation condition and any subsidence. Check the energy label, ground-lease (erfpacht) status and the owners' association reserve for apartments. Waterfront and Zaanse Schans-adjacent streets have heritage restrictions that can limit alterations.
