Houses are overwhelmingly the main product (169), with just 10 apartments. Three-bedroom (49) and four-bedroom (44) homes lead; there are 41 two-bedroom, 18 of five-plus and 12 with one. Such a house-heavy stock suits families and German-border commuters.

Venlo is a hub for distribution thanks to the Maas, rail and motorways, and the nearby Greenport region. Trains run toward Eindhoven and across the border to Düsseldorf, which makes the city interesting for people who work in Germany. The city centre has pedestrian streets and a small old town, while Blerick on the west bank has newer housing. Dutch homes are typically better insulated than German equivalents, and taxes differ across the border.
Closer towns include Venray, Roermond with its outlet centre and Weert. Helmond, Geldrop and Nuenen are in North Brabant around Eindhoven, so treat them as a separate commuter market.
Venlo is a two-country market: buyers should price Dutch housing against German alternatives a few kilometres away.
There are no nationality limits on buying. You make an offer through a makelaar, sign a purchase agreement, and have a three-day cooling-off period before the notary finalises the transfer. Transfer tax is 2% for owner-occupiers and 8% for second homes or investment (approx.; verify with your notary). Overall costs are roughly 4% to 6% of price.

Its position on the border and rail links to Düsseldorf make it practical. Check tax residency rules if you live in one country and work in the other.
2% if you live in the home yourself, 8% for other homes, as of the Dutch national rules. Confirm with your notary.
Few: only 10 of 179 listings. Most of the market is houses.
Possibly, if you have local income and documentation. Rates follow the ECB policy rate of 2.50% plus lender margins.
