Helmond is east of Eindhoven in the Brainport tech region, with its own castle, a rail connection and employment in automotive and tech. Eindhoven is about 15 minutes away. Closest comparisons are Nuenen, Geldrop, Eindhoven and Waalre. Sint-Oedenrode and Veghel are to the north-west.
Buyers include engineers, expats working at regional employers and families priced out of Eindhoven.
When you view, compare energy labels and the age of the heating system, since many 1990s and 2000s homes were built before today's insulation standards. Ask the seller's agent for the VvE or neighbourhood details if the property has shared elements, and check the municipal zoning plan for planned building nearby. Walking the neighbourhood on a weekday evening will tell you more about parking and traffic than the listing photos do.
There is no restriction on foreign buyers. The sequence is an accepted bid, a written contract, a three-day cooling-off period and a notary deed. Transfer tax is 2% for an owner-occupied home and 8% for other homes. Non-residents have difficulty getting a mortgage without a Dutch tax number.
