The Parkstad setting

Landgraaf belongs to the Parkstad region, a cluster of former mining towns in South Limburg. Coal-mining history shaped the local housing stock, and today the town is known for its indoor ski slope and leisure complex and for hosting a major annual music festival. Germany is just across the border, and Aachen is the nearest large city, so cross-border commuting and shopping are normal.

Heerlen is the neighbouring town and local centre, and Maastricht is the nearest big city to the west. Further north in Limburg, Roermond, Weert, Venlo and Venray are separate regional markets.

Dutch buying notes

No general restriction applies to foreign buyers of Dutch homes. The purchase agreement is signed after your bid is accepted, and a three-day cooling-off period follows. A notary transfers title. Transfer tax is 2% for owner-occupiers and 8% for other homes, so investors pay much more.

Ask for a building survey, especially for older mining-era housing, and check ground and subsidence conditions with the municipality. Mortgages for non-residents are harder to obtain, so ask lenders early. See the Netherlands guide, financing and consultation.
