Houses are 254 of 278 listings, apartments 21 and villas 3. Four-bedroom homes lead (99), then 40 three-bed, 30 two-bed, 29 five-plus and 16 one-bed. It is clearly a family-house market, and our Netherlands houses page offers context.
Heerhugowaard grew quickly from the 1990s, with the Stad van de Zon district known for solar-powered housing, and a large lake area. A train line runs to Alkmaar, Amsterdam and Den Helder. Dutch bike paths make cycling common. Nearby places include Alkmaar, Heiloo, Schagen, Hoorn, Bergen and 't Veld.
The polder is flat and windy, so check drainage and the foundation type.
Much of the land here was reclaimed, so ask about soil conditions, foundations (piling) and groundwater, particularly for older homes. Newer districts are built to modern insulation standards, and the energy label can mean a difference of tens of thousands of euros in resale value. Many streets are close to water, which is lovely but may affect insurance. Ask the notary about easements, leasehold ground rent (erfpacht), if any, and the local zoning plan before finalising an offer. The commute by train to Amsterdam is manageable, but check the timetable that applies to you, not just the average.
Expect 2% transfer tax for an owner-occupied home and 8% for other homes, plus notary and survey costs. Offers can be competitive. Non-resident mortgages are hard to obtain. See the Netherlands buying guide, financing guide and the Netherlands overview.
