Kalkara overlooks Kalkara Creek and the old Royal Naval Hospital site at Bighi. It is part of the harbour region alongside the fortified Three Cities: Cospicua, Vittoriosa and Senglea. Valletta is a short ferry or road trip away. Xghajra and Zabbar are the closest neighbouring localities on the east side. The area is atmospheric but has hills and narrow streets, so check parking.
Citizens of EU states buy freely. A non-EU purchaser normally needs government clearance, the AIP permit, unless the home lies in a designated zone, and a minimum price test applies to a second residence (figures of roughly €174,274 for a flat and €300,619 for a house have been quoted, with reduced levels for Gozo and some southern localities; confirm them with a notary). The usual sequence is a promise-of-sale agreement with a deposit, then a final deed in front of a notary, with 5% duty due on the deed. Our Malta buying guide and financing page go further.
