Apartments make up 139 of the listings, followed by 46 penthouses, 45 houses, 8 plots, 3 commercial units and 1 townhouse. Three-bedroom homes account for 130 listings, two-bedroom for 50 and one-bedroom for 27, with just a handful of larger homes. That suggests developments of mid-sized apartments targeting local families.
You will pay noticeably less per m² than in Sliema or St Julian's, in exchange for fewer cafés and a longer trip to the business districts. For comparison across the island see penthouses in Malta, houses in Malta and townhouses in Malta.

Xgħajra (the Maltese spelling) is the easternmost village in the Grand Harbour area, close to Marsa, Kalkara and Marsascala. It has a rocky seafront promenade, a small harbour for local boats and a quiet, residential atmosphere. The wider area is a mix of older terraced houses and recent apartment blocks built along the coast road, as the village has grown in the last two decades.
The village is a short drive from Valletta and about 15 to 20 minutes from the airport, outside peak traffic. Marsascala is the nearest town with a larger promenade and restaurants, while Birkirkara and Qormi are inland central alternatives. Buses link the village to Valletta, but you will want a car.
Xghajra offers sea-facing apartments in the €3,100 per m² range, below the northern resort towns.
Rental demand in Malta is driven by foreign workers in iGaming, finance, hospitality and healthcare, who often prefer Sliema and St Julian's. Xgħajra draws local tenants and longer-term residents seeking better value, and short-term rentals face licensing. Resale depends on the quality of the block and the wider property cycle, so avoid overpaying for a developer's premium.
Many listings in Xgħajra are in recently built blocks. Ask whether the unit is sold finished, semi-finished or shell, and which fittings are included. Confirm the common parts (stairs, lift, roof) and who owns the airspace above a penthouse. Ask about the car space or garage, since it is often sold separately and adds a significant amount to the final price. Check the Planning Authority permit, the developer's track record and whether a bank guarantee protects your deposits if you buy off-plan.
On older houses, look for signs of damp from sea salt, which is common on the coast, and for illegal additions. A periti (architect) can inspect the property and review permits for a fee that is small relative to the purchase price.
Non-EU citizens generally need an AIP permit to buy residential property outside designated zones, and there is a minimum price threshold that changes over time. EU nationals have fewer restrictions but second-home rules can apply. A notary prepares the konvenju (promise of sale), usually with a 10% deposit, and completes the title searches.
Approximate costs (verify locally): stamp duty of about 5%, notary fees, and agent commission of 3% to 5% plus VAT. For off-plan units, check the developer's permit, bank guarantee and the exact completion state. Our Malta consultation guide and Malta financing guide cover this, and the Malta overview shows other areas.

It is a quiet village with sea views and fewer services than Malta's larger towns. Residents rely on nearby Marsascala and Valletta for shops, schools and health care.
At €3,115 per m², Xghajra is cheaper than Sliema and St Julian's, though the central north coast has stronger rental demand and amenities.
Maltese developers build apartment blocks with a top-floor unit and roof terrace, which they sell as penthouses. Our data shows 46 penthouses in 242 listings.
It is a formal application handled by your notary, and approval depends on the type and value of property. Non-EU buyers should apply before signing the final deed.
Some Maltese banks lend to non-residents at lower loan-to-value ratios. Contact several banks and compare terms.
Many units on the coast road have sea views, though some are blocked by neighbouring blocks. Confirm what you see from the actual unit or from the plan.
