Apartments with a view

Apartments are 1,339 of the listings, houses 256, penthouses 208 and commercial units 147, with only small numbers of land, townhouses, studios and villas. Three-bedroom homes lead (864), then two-bedroom (474), one-bedroom (167), four-bedroom (153) and five-plus (61). The median size of 150 m² is generous for central Malta, which suggests a large share of older, spacious flats in 1960s to 1980s buildings and many full-floor apartments.

Sea views, especially of Valletta's skyline, command a premium, so two apartments in the same block can differ by hundreds of thousands. The upper quartile begins at €1,270,000, a level reached by seafront penthouses and renovated townhouses. Have a look at Malta's penthouse and apartment pages.

Neighbourhood notes

The Strand and Tower Road form the seafront promenade, lined with cafés and the ferry terminal. The Tigné Point area is a modern district with towers, a shopping mall and a marina-like atmosphere. Ghar id-Dud and the Fond Għadir area, toward the St Julian's boundary, have bathing platforms and sea access. Behind the seafront, narrow residential streets contain old townhouses, some with traditional wooden balconies (gallariji).

The ferry to Valletta takes about 10 minutes, and buses run to most of Malta. Sliema has no beach in the sandy sense; swimmers use rocky platforms and lido-style clubs. In summer, the district is lively and noisy, and parking is a challenge, so garage spaces add value.

Permits, taxes and non-EU buyers

Non-EU buyers need an Acquisition of Immovable Property permit unless the property is in a Special Designated Area; Sliema's Tigné Point is one such area, though others are not, so confirm which category applies. A final deed is signed before a notary, with stamp duty usually at 5% of the price and notary and agent fees on top (agent fees are typically around 5% plus VAT, depending on the contract). Malta has also introduced residency and visa programmes for investors that involve buying or renting property. They change frequently, so check current conditions.

Rental market and living costs

Sliema's tenants include iGaming and finance professionals, language-school students and seasonal workers, which keeps demand high all year. Landlords typically let furnished flats on one-year leases, and rents in sea-view buildings rise quickly. Running costs are low by northern European standards: electricity and water are inexpensive, and there is no annual residential property tax. Summer air-conditioning use is the main bill. Check that any flat has a water cistern and a reverse-osmosis tank, since Malta's tap water can taste brackish and many owners rely on bottled water.

One trade-off is noise. Seafront restaurants, delivery scooters and summer events mean ground-floor flats and corner units can be loud, so visit at night before you commit.

Nearby towns

If Sliema is beyond your budget, Birkirkara and Mosta are central, while Qormi is cheaper. For a party scene and towers, see St Julian's. For the south-east, see Marsascala and for the north Mellieħa. The Malta overview shows all areas.

Buying property in Sliema: FAQ

Why is Sliema so expensive?

It combines sea views, a walkable promenade, ferry links to Valletta and a strong rental market from expatriates and professionals.

What is the average price of a Sliema flat?

The median asking price among our listings is €790,000, and the price per m² is €5,800. Seafront units cost more.

Does Sliema have a beach?

It has rocky bathing areas and lido clubs rather than sandy beaches. Sandy beaches are further north in Mellieħa.

Is Sliema good for rental income?

Demand is high from professionals and students, but price levels are high too. Compare rents for your specific building.

Do non-EU citizens need a permit to buy in Sliema?

Usually, unless the property lies in a Special Designated Area. Ask your notary to check.

Is it worth paying more for a Valletta view?

A direct view of Valletta's skyline typically brings a large premium and strong rental demand. Compare similar flats without the view and decide if the difference matches your budget.
