Buyer's guide: St Julian's
St Julian's is Malta's entertainment and expatriate hub, with towers, marinas and a long list of restaurants. RealEstateAbroad lists 1,800 properties for sale there, with a median asking price of €697,350, or €6,136 per m². It is a rental-driven, international market, and prices reflect that.

| Measure | St Julian's |
|---|---|
| Listings | 1,800 |
| Median asking price | €697,350 |
| 25th to 75th percentile | €481,500 to €1,200,000 |
| Median per m² | €6,136 |
| Median size | 124 m² |
Apartments number 1,371, penthouses 257, houses 72, commercial 67, villas 18, studios 8 and land 5. Two-bedroom homes are the largest group (559), almost tied with three-bedroom (553), then one-bedroom (426), four-bedroom (76) and five-plus (37). Because penthouses make up over one in seven listings, top-floor terraces and views are an important selling point here.

St Julian's has several faces. Spinola Bay is a small inlet with restaurants and a historic feel. Paceville, a few minutes up the hill, is Malta's nightlife district and noisy at weekends. Portomaso is a marina-and-tower complex with a business tower and luxury apartments. St George's Bay has a small sandy beach, a hotel strip and a shopping mall. Balluta Bay lies between Sliema and St Julian's with Art Nouveau buildings and a leafy bay. Pembroke and Swieqi, just inland, are quieter residential districts with villas and townhouses.
The central location means no shortage of restaurants, gyms and offices. Noise, parking and traffic are the main drawbacks, and many buyers choose properties on side streets away from Paceville.
Rental demand comes from iGaming, financial services and language-school workers, plus seasonal visitors. Short-let licensing rules in Malta have tightened, so confirm the status of any building before buying with holiday letting in mind. Owners pay no annual property tax, but they pay common-area maintenance and sometimes a sinking fund.
Non-EU buyers need an Acquisition of Immovable Property permit unless the property is in a Special Designated Area; Portomaso is one such area, which is why it is a popular choice for non-EU investors. Stamp duty is typically 5%. Verify with a Maltese notary. Our Malta buying guide, mortgage page and Malta market analysis outline more.
Maltese apartments carry maintenance charges that cover the lift, stairwell cleaning and shared roofs, and towers with pools and gyms such as Portomaso charge more. Check the condition of the facade and waterproofing, since salt air and driving rain are hard on buildings. Ask whether the flat has its own water tank, whether it is connected to the mains sewer and what the electricity meter capacity is. In busy areas like Paceville, soundproofing and double glazing are worth testing at night.
Malta taxes rental income at a flat rate of 15% as a final tax in many cases, and non-residents can use the same option. Sellers face a final withholding tax on the transfer. A notary or accountant can explain which regime applies to you.
In St Julian's the individual building matters as much as the district. Newer towers offer lifts, parking and pools but carry higher service charges; older blocks are cheaper but may lack insulation, lifts or modern wiring. Check what is next door, since Maltese building rules allow tall new developments to rise beside older ones. Visit at night to check noise from bars and traffic, especially around Paceville and Spinola Bay.
For lower prices consider Birkirkara, Mosta, Qormi or Marsascala. For more seafront, compare Sliema; for the north, Mellieħa. The Malta hub lists everything, and the mortgage calculator helps with budgeting.

It is Malta's nightlife hub, busy and loud at night. Avoid buying directly on its main streets if you want quiet.
Malta regulates short lets through licensing, and building rules may restrict them. Confirm before buying.
Parts are, particularly around Paceville. Streets away from the nightlife can be calm, so visit at different hours.
