Buyer's guide: Fgura
Fgura is a densely built residential town in the south of Malta, close to the Cottonera area and the Paola district, and it is one of the island's more affordable places to buy a flat. RealEstateAbroad lists 1,239 properties for sale, with a median asking price of €320,000 and €2,831 per m². Apartments and penthouses make up almost everything.

Apartments number 857, penthouses 304, commercial 40, houses 30 and land 8. Three-bedroom homes lead (541), then two-bedroom (409), one-bedroom (165) and four-bedroom (43). There are no five-bedroom homes in the data. The narrow price band shows how uniform the stock is: purpose-built blocks with a garage and a penthouse on top, often built in the past 20 years.
Fgura grew rapidly in the mid-twentieth century as a housing area for workers at the nearby dockyards, and it has a grid of straight streets, local shops and a parish church. It is next to Paola, Tarxien and Żabbar, and near Bormla and Kalkara in the Three Cities area, which have Maltese heritage and harbour views. The Fgura roundabout and Valletta road are busy at peak times, and parking can be limited.
The airport is about 10 to 15 minutes' drive away, and the Marsaxlokk fishing village and the Hagar Qim temples are within 20 minutes. Fgura is a practical choice for people who work in the south or at the airport, and for those seeking an affordable first home. It lacks a seafront.
Non-EU buyers usually need an Acquisition of Immovable Property permit unless the property is in a designated zone. Stamp duty is generally 5% on the transfer, with a reduced rate for qualifying first-time buyers, and notaries manage the promise of sale and final deed. Agent fees are usually 3% to 5% plus VAT. Ask for the planning permit history, confirm which party owns the roof and check the condition of the garage and the common parts.
If you are buying for investment, local tenants include airport staff, students and families, so demand is steady but rents are modest. Our Malta buying guide, financing page and Malta analysis give further advice.
The town has its own markets, supermarkets, a health centre, schools and a parish festival in August. Many residents commute to the airport, the Malta Freeport and industrial estates at Kordin and Bulebel. Bus routes link Fgura with Valletta, and the Cottonera area offers harbour walks and restaurants a short drive away. Flats here are usually in 1990s and 2000s blocks with lifts and garages, so maintenance charges are moderate. Check ventilation and shading, since top-floor penthouses can get very hot in summer. Noise from busy roads is an issue on main streets, so choose a side street if you can.
In Fgura, look at how a flat sits within its block. Corner units gain light but can be noisier; ground floors can be damp; and penthouses gain a terrace but are hot in summer. Check the garage's dimensions, because modern cars may not fit the older standard. Ask who has rights to the roof, whether a water tank is installed and how the lift is maintained.
Compare Marsascala for the seaside, Qormi, Birkirkara and Mosta for central locations, and Sliema and St Julian's for premium areas. See the Malta hub, or cheap property in Malta.

It is affordable, close to the airport and central to the south, but it lacks sea views and is densely built.
The median asking price is €320,000, and the middle half of listings ranges from €270,000 to €396,000.
Usually an AIP permit, unless the property is in a designated area.
Penthouses make up 304 of the 1,239 listings, mostly top-floor flats in purpose-built blocks.
About 10 to 15 minutes by car outside peak hours.
It is a normal residential town with a family atmosphere. As anywhere, visit at different times and talk to neighbours.
Older garages can be narrow. Measure your vehicle against the garage dimensions.
