The town and its location

Qormi lies close to Malta's main road network, between Valletta, Birkirkara and Żebbuġ, so most places on the island are within 20 minutes by car. The old town has a parish church of St George and narrow streets, whereas the western edge, near Ta' Qali, includes industrial estates, a national park and the national stadium area. Lower prices reflect fewer sea views, busier roads and mixed-use zones.

It is a practical choice for people who work in central Malta, at the airport or in Valletta. Several festas, especially in summer, fill the streets with bands and fireworks.

Rules and costs for foreigners

EU citizens can buy with few restrictions. Non-EU nationals often need an Acquisition of Immovable Property permit unless they buy in a Special Designated Area, which excludes ordinary Qormi streets. There is a minimum price threshold for the AIP, which differs by property type. Stamp duty on transfers is typically 5%, with notary fees and agent commission on top. Always request the title and permit history from a notary.

Because many Qormi houses are old, ask for a structural survey. Check that extensions and roofs have planning permits, and whether neighbours have shared rights over staircases or roof space. Our Malta buying guide, financing page and Malta analysis offer more help.

Everyday life in Qormi

Qormi's traditional bakeries, workshops and the town's reputation for crafts give it a distinct local character, and it has fewer tourists than coastal Malta. Local shopping on the main streets is cheap, and big supermarkets and retail parks are within a few minutes' drive. Schools and a health centre serve the town, while Mater Dei Hospital is a short drive away. Traffic around the Marsa junction and the roads to Valletta can build at rush hour, so test the commute at peak times before buying. A flat with its own parking is a big advantage.

Questions for a Maltese notary

Before signing a promise of sale, ask your notary to confirm who owns the airspace and roof, whether any outstanding permits or fines exist, and whether the property is in an Urban Conservation Area, which restricts alterations. Ask what the deposit terms are if the sale fails, and whether the seller's capital gains or property transfer tax is withheld at the final deed. These are routine checks, and a good notary will explain each one clearly.

Buying property in Qormi: FAQ

Is Qormi a good place to buy?

Across all property types, the median asking price is €355,000, and half the listings are between €290,000 and €490,000.

Do foreigners need a permit?

Non-EU buyers generally need an AIP permit unless the property is in a designated area.

Why are there more houses than in Sliema?

Qormi has older residential streets with terraced houses, whereas Sliema is more densely built with flats.
