Three-bedroom homes dominate (26 listings), with 12 two-bedroom, 9 five-plus and 7 four-bedroom properties. A 96 m² median points to semi-detached and terraced houses and mid-size flats, with a few plots and a commercial unit. For overseas buyers, that means entry-level family homes at a fraction of the price of a leading south Dublin address such as Rathgar.
Compare through houses and apartments in Ireland.
Waterford is in Ireland's south-east, with a Viking-era centre, a greenway cycle route to Dungarvan, the SETU university campus and strong pharmaceutical and tech employment. Within the region, Kilkenny and Wexford are the comparable towns, and Enniscorthy, Gorey and Arklow lie further north along the coast. Douglas is a Cork suburb and is better viewed as part of the Cork market. Dublin is a long way off.
Stamp duty on residential property is 1% up to €1m, so at Waterford prices it is simply 1% of the price. Add solicitor fees, a survey and, for new builds, check the builder's warranty. The 15% rate applies only if you buy ten or more houses in a year. Non-residents face no ownership restrictions, but mortgage approval may be harder.
