The south side has many of the most-searched areas: Sandymount, by the bay with a village feel; Donnybrook, leafy and close to the centre; Rathgar and Terenure, with Victorian and Edwardian houses; and Rathfarnham, more suburban and slightly cheaper. On the north side, Drumcondra is popular with buyers working near the city and the airport. The Dart and Luas lines and bus corridors shape commutes.
There are no general restrictions on foreign buyers. Stamp duty is 1% up to €1 million and 2% from €1m to €1.5m and 6% above €1.5m. A solicitor handles the process: the sale is agreed, contracts are signed and a deposit (typically 10%) is paid. Check the building energy rating (BER) and, for apartments, management fees and sinking funds. Non-resident mortgages are limited.
See the Ireland guide, financing page and the country page.
Dublin remains undersupplied, so well-presented homes often go sale-agreed within weeks, and bidding above the guide price is routine. Foreign buyers should have a solicitor engaged, a proof of funds and any mortgage approval ready before viewing. Apartments from the last two decades may carry fire-safety or defect remediation costs, so ask for the management company's accounts and any engineer's reports. Older south-side houses can have period charm and high heating bills; the BER label tells you more than the photographs. Compare financing with the mortgage calculator.
