Apartments in Ireland

Apartments for sale in Ireland account for 1,948 listings on RealEstateAbroad, around one sixth of 11,838. Most are in Dublin and commuter towns, and because the Irish apartment market has a history of construction defects and management disputes, due diligence is more than box-ticking.

Prices

All Irish listings combined show a median asking price of €420,000, a middle range of €295,000 to €595,000 and €4,068 per m². Apartments tend to sit below the house median in total price but are priced higher per m² in the city. All numbers are asking prices from RealEstateAbroad.

Where to look

Dublin central and docklands have the largest selection. Coastal Blackrock and Malahide offer sea-view apartments with premium pricing. Castleknock and Swords have newer developments, Bray is a commuter seaside town, and Naas and Wexford provide cheaper options.

Management company and fees

Apartment owners usually belong to an owners' management company (OMC) responsible for common areas. Request:

  • The annual service charge and the budget breakdown.
  • A sinking fund for long-term repairs; an empty fund is a warning.
  • Fire safety and defect reports: some blocks built in the 2000s have needed expensive remediation.
  • Management company accounts and minutes.

If the apartment is let, ask for the lease and check whether the building is in a rent pressure zone, where rent increases are capped.

Buying costs

Stamp duty is 1% up to €1 million for residential property; legal fees are commonly around 1-1.5% plus VAT, and a survey is advisable. New apartments may include VAT in the price. An energy rating (BER) is required. For the legal flow, see the Ireland consultation guide, and for borrowing see financing in Ireland.

With Irish apartments, the owners' company accounts matter more than the kitchen.

Frequently asked questions

What is an OMC?

Are there rent caps on Irish apartments?

In designated rent pressure zones, rent increases are limited. Check the zone and rules.

What is snagging?

An inspection of a new apartment to list defects before the final payment. Hire an independent snagging professional.

Do apartments need a BER?

Yes, a Building Energy Rating certificate is required at sale.

Is it easy to get an apartment mortgage?
