Penthouses in Ireland
Penthouses for sale in Ireland number 63 on RealEstateAbroad of 11,838, mostly in Dublin and a few coastal towns. They are scarce, often in new-build blocks, and the details of terrace ownership, parking and service charges decide whether a high price is justified.
We have no penthouse-only statistics. Across all Irish listings, the median asking price is €420,000, the middle half is between €295,000 and €595,000, and the median is €4,068 per m². Penthouses in central Dublin or on the seafront can ask well above these numbers, and a premium over lower-floor flats in the same building is normal.
Dublin holds most of them, in docklands and city-centre schemes. Seaside towns such as Blackrock, Malahide and Bray offer sea-view penthouses. Compare standard apartments for lower prices.
A structural survey and a review of the owners' management company accounts are wise.
Stamp duty of 1% up to €1 million applies, with a higher rate on the portion above. Legal fees are typically 1-1.5% plus VAT. Buyers are often professionals, downsizers and overseas investors. Rental income is taxable in Ireland. See the Ireland consultation guide, then check financing in Ireland.
In a penthouse, you are paying for the terrace rights, so check they are in the title.
On viewing, check the terrace surface, balustrade height, drainage and the condition of doors leading outside. Ask how the heating and ventilation work, the date of the last fire-safety inspection and whether there have been any water ingress claims in the building. Find out about the number of owner-occupiers versus tenants in the block, which affects management and resale. If you are buying from abroad, appoint a solicitor early, because Irish sales can move from accepted offer to signed contract quickly.
