Land in Ireland

Land for sale in Ireland includes 724 listings on RealEstateAbroad out of 11,838. In the Irish market a site is only as good as its planning status, and a field that looks like a bargain can be impossible to build on if the county council's rules for rural housing do not suit your circumstances.

Prices and context

Land-specific medians are not in our data. For the whole country the median asking price is €420,000, the middle half sits between €295,000 and €595,000 and the median is €4,068 per m² for built property. Serviced sites near Dublin or its commuter towns are expensive; agricultural land in the west and midlands is priced per acre and far cheaper.

Planning permission

A site might be advertised:

  • With full planning permission: the safest. Check expiry dates, conditions and whether the permission is tied to a named applicant.
  • With outline permission: a first stage that still needs detailed approval.
  • Without permission: speculative, and the price should reflect the risk of refusal.

Rural housing policies often require applicants to demonstrate a local connection, so a foreign buyer may not qualify for permission in some counties. Read the county development plan and speak to a planning consultant. The Ireland consultation guide outlines the legal process.

Services and costs

Check whether water, electricity and sewerage are available or must be supplied by a private well and wastewater treatment system. Development contributions to the local authority can be significant, and building costs have risen. Budget for ground investigations, which matter in boggy or rocky terrain, and consider flood-risk maps. Land used for farming has separate tax considerations.

Commuter belts around Naas, Bray and Swords have occasional sites. Wexford offers coastal land at lower prices. For homes already built see houses in Ireland or villas; commercial buyers should view commercial property.

No planning permission, no home. Everything else about an Irish site is secondary.

Finance

Banks lend against sites cautiously; construction finance is released in stages. See financing in Ireland.

Frequently asked questions

Can a foreigner get planning permission in rural Ireland?

It depends on the county's rural housing policy, which may require a local connection. Take advice before buying.

How long does planning permission last?

Typically five years, with conditions. Check the grant.

Do I need a percolation test?

For sites without mains sewerage, a site suitability assessment is required for a wastewater system.

What are development contributions?

Charges levied by the local council towards infrastructure, payable before or during construction.

Is farmland easy to buy?

Yes legally, but you should check rights of way, lease arrangements and subsidy entitlements.
