Mullingar is the county town of Westmeath, set among lakes, with a rail line to Dublin that makes it a commuter base. Local life revolves around the town centre, Lough Ennell and the Royal Canal greenway. Athlone and Navan are the closest larger neighbours. Newbridge, Naas, Lucan and Clondalkin are Dublin-commuter belt towns to the east and are comparison markets rather than nearby ones.
Mullingar's €312,475 median is roughly the price of a modest Dublin apartment elsewhere in the country, which explains the town's pull for remote workers and commuters. Look at three- and four-bedroom semi-detached houses, which make up most of the 76 listings. Estates built during the 2000s boom may need energy upgrades, and some older houses have septic tanks. Establish whether a house is in a flood-risk area near the lakes and canal, and ask your solicitor to check planning compliance for extensions.
There are no general bans on foreign buyers. Stamp duty on residential property is 1% up to €1m. A solicitor handles contracts and title. Properties are often sold through "sale agreed" followed by contracts, and a 10% deposit is typical. Many period houses carry a BER rating that affects heating cost.

Rail and road links to Dublin exist, but check timetables and drive times for your own route. Daily commuting is a long day for some.
Mullingar's €312,475 median is much lower, though a commute adds cost and time. See the Navan page for another commuter-belt comparison.
They check title, draft and review contracts, handle the deposit and register the transfer. Choose one experienced with overseas buyers.
Some, but many listings are older houses. Check the BER rating and snagging list for new builds.
