Buyer's guide: Gresik
Gresik property for sale is a low-cost, industrial-city market next to Surabaya. Current listings on RealEstateAbroad show a median asking price of €42,404 and houses make up most of the supply, but foreigners face tighter ownership rules in Indonesia than in most countries.
These figures reflect asking prices in our 50 current listings; 42 of them carry a usable price per square metre.
| Indicator | Value |
|---|---|
| Listings | 50 |
| Median asking price | €42,404 |
| Lower to upper quartile | €28,436 to €82,314 |
| Median price per m² | €597 |
| Median size | 83 m² |
Houses are 36 of 50 listings, land 11 and commercial 3. Two-bedroom homes lead with 18 listings, then three-bedroom homes with 8. This is largely a market of small, entry-level houses in housing estates, so do not expect resort villas. Compare with houses in Indonesia and land in Indonesia, or browse the pricier apartments and villas elsewhere in the country.
Gresik is an industrial and port city on the north coast of East Java, adjacent to Surabaya, Indonesia's second-largest city. Sidoarjo lies on the other side of Surabaya and is a comparable commuter market. Tangerang is on Java's western end near Jakarta and is a separate market. The city is known for its port, cement and industry, so buyers include factory workers, managers and local investors; there is little tourist-driven demand.
Indonesian law does not allow foreigners to hold freehold title (Hak Milik) to land. Foreign nationals with a valid residence permit can usually hold a right of use (Hak Pakai) over a house or apartment, which is time-limited but renewable, and structures are often bought through that route or through leases. Nominee arrangements are risky and can be void. A local notary (PPAT) and a lawyer are essential, and you should confirm the title type, zoning and building permit (PBG) before you commit.
See the Indonesia country page, the Indonesia buying guide and financing in Indonesia for the full picture. Low entry prices make homes under €100k in Indonesia a natural next stop.

Not freehold land. Foreigners with the right visa can usually hold a Hak Pakai right of use over a house or apartment. Get a notary and lawyer to confirm the exact title.
The median asking price is €42,404 and half of listings sit between €28,436 and €82,314. Median size is 83 m².
Yes, Gresik adjoins Surabaya on its north-west side, and many buyers choose it for lower prices than the big city.
Our current listings show none; houses, land and commercial units make up the market. Apartment buyers usually look in Surabaya or Jakarta.
The industrial economy supports demand from workers, but there is little tourism. Treat it as an entry-level market and research tenant demand locally before relying on yields.
