Land in Indonesia
Land for sale in Indonesia attracts many foreign dreamers: 362 plots are listed on RealEstateAbroad from 2,932 overall. But for non-Indonesians, buying land outright is not an option, and the usual routes are leases and structures that must be legally compliant to be worth anything.
We lack plot-only statistics. For scale, the median asking price across all Indonesian listings is €139,684, the middle half runs from €64,853 to €264,401 and the median is €855 per m², all converted from rupiah. Land prices depend heavily on zoning, access and views. Bali coastal plots in Badung can reach international prices, while large parcels in other regions cost far less.
Foreigners cannot hold freehold land (Hak Milik). Practical options:
Nominee structures are common in sales pitches and are risky because they rely on trust. Read the Indonesia consultation guide and consult a notary.
Land use is controlled by spatial plans. Bali, for example, has designated agricultural zones where building is restricted or banned, and coastal setbacks apply. Before leasing, check:
Bali plots are in Badung and Denpasar. On Java, Tangerang and Surabaya have development land, and the districts of Jakarta such as Jakarta Timur are mostly dense. Prefer a ready-built option? See villas or houses.
If someone offers you freehold land in Indonesia as a foreigner, ask who really holds the title.
Seller income tax and buyer acquisition duty apply; notary fees add more. Foreign finance is limited; see financing in Indonesia.

Yes, long leases are common. Ensure the lease is notarised and includes renewal terms.
It is generally viewed as unsafe and may be unenforceable. Seek compliant options.
The National Land Agency (BPN), with documents prepared by a land-deed officer (PPAT).
Often not. Check the zoning in the spatial plan before purchasing or leasing.
A contract clause giving you the right to renew a lease on pre-agreed terms.
