Buyer's guide: Badung
Property for sale in Badung covers much of Bali's tourist south, and our 258 current listings show a villa-and-land market with a median asking price of €216,697. Foreign ownership works differently here than in Europe, so understanding the title type matters more than the headline price.
Numbers are asking prices from current listings on RealEstateAbroad. Many Bali listings are leasehold, so compare like with like: a lease and a freehold-style right are not equivalent.

| Middle 50% range (p25-p75) | €124,718 - €349,209 |

Villas account for 182 listings, land 102 plots, houses 86, commercial properties 16 and apartments 15. Three-bedroom properties are most common (110), then two-bedroom (70), four-bedroom (35), five or more (25) and one-bedroom (22). The unusual combination of many villas and many plots reflects the Bali habit of building small villa projects for rental or resale.
Badung is the regency that includes Kuta, Seminyak, Canggu, Jimbaran and Uluwatu, with beaches, beach clubs, surf and international schools. Buyers are mainly lifestyle owners and holiday-rental investors, and traffic and land supply are persistent issues in the busiest strips. The other Indonesian markets in our data are far away on Java, such as Jakarta Timur, Tangerang and Surabaya, and behave very differently from Bali.
Foreigners cannot hold freehold land. Common routes are a long leasehold, Hak Pakai (a right of use for foreigners who hold the right residence status), or a company structure that holds building rights. Each has limits on term and renewal, so insist on written proof of the landowner's title, zoning (tourism or residential), building permits and the exact lease terms. Use an independent notary, not one recommended by the seller. Lean on our Indonesia overview and villa listings while you do your homework.

A foreigner cannot hold freehold land, but can lease land or hold a right of use. The structure must be checked by an Indonesian notary.
The median asking price across all types is €216,697. Villas vary widely by area, with beach districts at the top of the range.
Terms vary and are often 25 to 30 years with extension options. Verify renewal rights in writing.
No. They cover Badung only, and neighbouring regencies such as Gianyar and Tabanan are separate.
