Buyer's guide: Jakarta Utara
Our North Jakarta (Jakarta Utara) real estate page covers 267 listings, with a median asking price of €194,559, almost double East Jakarta's. The area runs along Jakarta Bay and includes the port at Tanjung Priok, residential estates, and reclaimed coastal districts such as Pantai Indah Kapuk.
Figures are asking prices from current listings on RealEstateAbroad.

Tags show 271 houses, 77 apartments, 9 plots and 6 commercial units; because a listing can carry several tags the total exceeds 267. By bedrooms: 87 three-bed, 81 four-bed, 62 two-bed, 44 five-plus and 11 one-bed. The 180 m² median points to large landed houses. See houses in Indonesia and Indonesian land.
North Jakarta mixes Kelapa Gading's malls and tidy grids, older Chinese-Indonesian business districts, port zones and the new waterfront. Traffic and flooding from tides and heavy rain are known issues, and land subsidence has been reported along the coast. Check elevation, drainage and building condition. Related markets are Jakarta Timur, Tangerang and Surabaya, though the last is far away.
Expect a business-minded local market.
The gap between the lower quartile of €109,751 and the upper quartile of €299,322 reflects very different assets: older houses in dense neighbourhoods at one end, and modern gated-estate or waterfront homes at the other. Check what the price includes, because some listings quote land only and others include fixtures. Also compare service charges for estates and apartments, which can be substantial. Ask whether the certificate is Hak Guna Bangunan or another type, as the title type affects how you can hold the property.
Foreign nationals cannot hold freehold land, but may get a right of use (Hak Pakai) for a home or apartment, subject to residency status and Jakarta minimum values (verify). Strata-title apartments in approved buildings are the cleanest route. Never rely on a nominee structure. Duties of approx. 5% on acquisition apply.
