Indonesia is the largest economy in Southeast Asia, with 286 million people and GDP growth of 5.1% (2025), yet foreign buyers meet a market shaped by leasehold structures and strict ownership law. City-centre prices average about $1,858 per m² (2023). Below is how to read the Indonesia property market data before browsing property for sale in Indonesia.
Prices: Jakarta, Bali and everything else
City-centre homes average $1,858 per m² (2023) and outside-centre homes $1,012 per m² (2023), a premium of about 80%. Those averages blend Jakarta, Surabaya and Bandung with the tourist islands. Bali villa markets trade on different logic, driven by leasehold terms and tourist income rather than local wages.
Average monthly net salary is about $405 (2023), and the price-to-income ratio is 18.9 (2024), among the highest in this series. For a sense of product, see villas for sale in Indonesia, apartments for sale in Indonesia and land for sale in Indonesia.

Ownership law is the investment decision
Foreigners cannot hold freehold (Hak Milik) title. Typical routes are leasehold (Hak Sewa), Right to Build, Right to Use for foreigners with the right visa, or apartment ownership rights. Some past structures, such as nominee ownership through a local, are legally unsafe and should be avoided.
Because rules and permitted structures change, confirm with an Indonesian notary (PPAT) and an independent lawyer. Our Indonesia buying guide sets out the checks.

Macro and yields
GDP is about $1.45 trillion, growing 5.1% (2025). Inflation is low at 1.9% (2025), unemployment is 3.2% (2025), and public debt is 40.2% of GDP (2024). The corruption index is 34 out of 100 (2024). VAT is 12% (2026) and corporate tax 22% (2026).
The gross yield of 4.6% (2024) hides the large gap between long lets and villa short lets in Bali, where well-run properties can do better but are exposed to tourism cycles and licensing. The lending rate was 8.5% (2025) and the 20-year mortgage rate 9.6% (2023), so credit is mostly for residents; see the Indonesia financing page.
In Indonesia the legal structure matters more than the price per square metre; a cheap villa on the wrong title is the most expensive mistake you can make.
Risks
- Title and structure: leasehold terms, renewals and zoning for tourist villas.
- Currency: rupiah moves affect returns for dollar-based owners.
- Overbuilding in tourist hotspots, notably parts of Bali.
- Natural hazards: earthquakes, volcanoes and flooding.
Lower-cost stock is visible at cheap properties in Indonesia.
Outlook
A young population, rising incomes and government investment (including the new capital project) support long-term demand. Foreign buyers should treat leasehold property as a depreciating asset and plan exits at purchase. Use the property valuation tool and contact us for local referrals.
