Districts like Duren Sawit, Cakung, Jatinegara, Kramat Jati and Pulogadung differ widely. Some are close to toll roads and LRT or commuter-rail stations, others are prone to flooding in the wet season. Traffic is a daily fact of life, so test the commute at rush hour. Other Indonesian markets in our data are Jakarta Utara, Tangerang and Surabaya, though the last is on Java's east coast, not nearby.
Ask neighbours about flood history before paying a deposit.
With a lower quartile of €37,415 and an upper quartile of €196,430, East Jakarta is the more affordable of the capital's big cities. Buyers looking at the lower end should expect small plots and older construction, and rental yields depend heavily on distance from stations and toll roads. Apartments near transit nodes usually hold their value best. Whatever you choose, ask for the building's occupancy permit, the developer's track record and a copy of the certificate before paying any booking fee.
Indonesia reserves freehold land for its citizens. A foreign resident can instead hold a right of use (Hak Pakai) over a house or an apartment unit, normally for 30 years with extensions, and only above a minimum price that is set higher in Jakarta than elsewhere. Ask a notary-PPAT to confirm today's figure and whether the building and developer hold the right certificates. Do not use a nominee owner. The buyer typically pays acquisition duty of about 5%. Read the Indonesia buying guide, financing guide and Indonesia overview.
