Villas in Indonesia
Villas for sale in Indonesia come to 199 listings on RealEstateAbroad out of 2,932. The category is closely tied to Bali, where villas are a staple of holiday rental income, and to the question of whether you are buying a right to a building or merely a lease dressed up as ownership.
Our overall figures for Indonesia are a median asking price of €139,684, a typical range of €64,853 to €264,401 and €855 per m², all converted from rupiah. Villas in Badung and Denpasar can ask far above those figures when they have pools and ocean views. Always compare per-m² build costs with the length of the lease you are being sold.
In Bali, most villas for foreigners are sold as leaseholds of around 25-30 years with extension options. Check:
See the Indonesia consultation page.
Badung is the regency containing many of Bali's tourist areas, and Denpasar is the island's capital and commercial centre. Outside Bali, you will find villas in suburbs of Jakarta Selatan and gated estates in Tangerang. Others are listed in Surabaya.
Villa management firms handle guests, cleaning and maintenance for a share of revenue. Occupancy depends on season and location, and tax applies to rental income. Pools, staff and maintenance are ongoing. Treat guaranteed-return pitches with care. Compare cheaper houses or apartments.
A thirty-year lease is a rental product. Price it as one.
Beyond the lease price, budget for the notary and land-deed officer, acquisition duty where it applies, furnishing, a pool-and-garden contractor, and staff wages. If you plan to let the villa, add the cost of listing platforms, a manager and local taxes on rental income. Many first-time buyers underestimate maintenance in a humid climate, where roofing, wood and air-conditioning all need regular attention. A reserve of several percent of the purchase price each year is prudent.
Foreign buyers mostly use cash. See financing in Indonesia and the mortgage calculator if you plan overseas borrowing.

Typically not. Foreigners hold leasehold or a right of use rather than freehold.
It reverts to the landlord unless extended. Negotiate extension terms upfront.
Check for a tourism accommodation licence and local tax registration.
Management commonly takes a percentage of revenue. Request a written fee schedule.
Be sceptical. Ask to see actual booking records, not forecasts.
