Bedrooms: 120 four-bedroom, 41 five-plus, 23 three-bedroom, 17 two-bedroom, 1 one-bedroom. The size figures indicate big family homes and estate-style properties on generous plots. Always ask what the quoted area includes. For budget comparisons see Georgia's cheap and under €100k pages.
Kojori sits in the hills on the road toward Bakuriani, cooler than the city in summer and a favourite for Tbilisi residents wanting forest air. It has a ruined fortress, restaurants and gated communities. Neighbouring places: Tsavkisi, Tskneti, Tabakhmela, Shindisi, Okrokana and Tbilisi itself, about 30 minutes away in normal traffic.
Foreigners can buy non-agricultural property in Georgia. There is no transfer tax and registry costs are modest. From 1 March 2026 a property of at least $150,000 supports a residence-permit route, but confirm the details. Use a Georgian lawyer to check title, building permits and the land category, especially for hillside plots.
See our Georgia buying guide, financing guide and country page.
Hillside land can have slope, drainage and access problems, and some plots are sold on informal paperwork. Insist on an extract from the Public Registry, a cadastral map that matches the actual boundaries, and confirmation of the land category. Check the water and power connections, because some compounds rely on boreholes or private generators. Winter road conditions can be difficult at elevation. Ask whether the quoted square metres include the plot or only the building. Our Georgia financing guide explains why most foreign purchases here are cash deals.
