Buyer's guide: Gori
Gori is the main city of Shida Kartli, about 80 km west of Tbilisi on the main east-west highway, and a market town with a fortress, a historic centre and cave-city sites nearby. We list 172 properties with a median asking price of GEL 311,000.
These are asking prices from current listings on RealEstateAbroad. The median asking price per m² in our sample is GEL 1,414, which sits well below Tbilisi levels.

Where bedrooms are given, the mix is evenly spread: two-bedroom and three-bedroom homes (12 each), four-bedroom (11), one-bedroom (10) and two five-plus listings. That balance suggests a mixture of Soviet-era flats and private houses with gardens. Our data does not split listings by type, so read each one for building age, floor and plot size.
For national context see the Georgia overview.
Gori is known for the Stalin Museum, the hilltop fortress, and as a gateway to the Uplistsikhe cave town, around 10 km east. The surrounding plain is orchard country. Distance to the administrative boundary line with South Ossetia is short from some villages, so buyers should look at exact locations and ask about local conditions and insurance. The highway to Tbilisi is quick, and trains run along the line.
Comparison places: Kaspi is a smaller town toward Tbilisi, Surami is a hill resort to the west, Mtskheta is the old capital, Dzegvi and Dusheti lie in the Aragvi region, and Manglisi is a forest resort in the hills.
Gori sells everyday Georgian life at a fraction of Tbilisi prices: check the location relative to the boundary line.
Foreigners can buy houses, flats and non-agricultural land, but not agricultural land. Registration is done at the Public Service Hall for modest fees, and there is no general transfer tax (approx.; verify locally). Annual property tax for individuals is low, up to about 1%. A purchase of $150,000 or more can support a residence application from 1 March 2026. Check the register extract for liens and the cadastral boundaries.
