Buyer's guide: Dusheti
Property for sale in Dusheti means buying in the Aragvi river hills north of Tbilisi, on the road towards the Greater Caucasus. RealEstateAbroad lists 127 properties here with a median asking price of GEL 108,000. A large share is plot-based or rural, so the land rules below matter as much as the price.
Asking prices come from current listings on RealEstateAbroad and are quoted in Georgian lari. Our listings do not carry a property-type breakdown for this town, and the quartile range is not available, so treat the numbers as an indication only.
| Measure | Figure |
|---|---|
| Listings | 127 |
| Median asking price | GEL 108,000 |
| Median price per m² | GEL 69 |
| Median plot or home size | 600 m² |
The very low price per square metre next to a 600 m² median size points to a market of land plots and village houses, not apartments. Where bedroom counts are given (37 listings), three-bedroom homes lead with 17, then 5+ (7), 2 (6), 4 (5) and 1 (2). Many listings will therefore be building plots or rural houses where condition and access vary greatly. Inspect in person and measure the real built area.
Dusheti is a municipal centre in the Mtskheta-Mtianeti region. The area lies on the approach to the mountain road north from Tbilisi and includes the medieval fortress of Ananuri on the Zhinvali reservoir. Buyers tend to be Tbilisi families seeking a weekend house, plus investors looking at hillside plots for guesthouses. Winters are colder and snowier than in the capital.
Foreigners can generally buy apartments, houses and non-agricultural land in Georgia, but agricultural land is restricted for non-citizens, so confirm the land category on the public register before paying. The property-based residence threshold is $150,000 from 1 March 2026, which most Dusheti homes will not reach on their own. Check title, boundaries and utility connections, and use an independent Georgian lawyer.
Our Georgia buying guide and Georgia financing page explain the process.
In Dusheti the first question is not the price but the land category: agricultural plots are closed to foreign buyers.

Foreigners may buy non-agricultural land but not agricultural land. Check the cadastral category, as many rural plots are agricultural.
It is roughly 60 km north by road, which is within weekend or even commuting distance depending on traffic. Test the drive at peak time.
Many listings are plots or rural houses, where the land area dwarfs the built area. Compare plots with plots, not with city apartments.
The property route requires $150,000 from 1 March 2026. A single property needs to reach that threshold, so confirm the rule and valuation basis with a lawyer.
Gas, water and mains power vary village by village. Ask the seller for connection proof and bills for any property you consider.
