Houses in Egypt
Houses for sale in Egypt number 2,447 on RealEstateAbroad, about 8% of the 32,610 properties we list. Houses are more common in new compounds, suburbs and coastal communities than in dense city centres, where flats prevail, so a house search usually points to the edges of Cairo and the resort coasts.
We have no house-only statistics. For Egypt overall, listings show a median asking price of EGP 4,000,000 and EGP 36,617 per m². Houses ask more in absolute terms than flats because of size and land. The country-wide bedroom distribution includes 1,071 four-bedroom and 512 five-plus-bedroom listings, which are the likeliest to be houses. Prices are in Egyptian pounds, so check the conversion date.
In Egyptian listings, house types include:
Compound homes come with service fees and rules on alterations. Independent buildings may involve complicated ownership if inherited.
Around Cairo and Giza, new communities on the outskirts offer houses with gardens. On the coast, North Coast and Red Sea compounds sell holiday houses, Ain-Elsokhna is a weekend market for Cairo residents, and Alexandria has older villas and houses. Newer settlements in Sharqia and Suez are cheaper.
Foreigners can generally hold up to two residential properties with a combined size limit, and Sinai and some border zones have special rules. Check land title, developer licences and whether the plot is registered. For independent homes, check building licences, because unlicensed construction is a known issue. Use a registered contract and payment through banks. Our Egypt consultation guide outlines the process.
Choose the compound's management as carefully as the house.
