Studios in Egypt
Studios for sale in Egypt number 1,446 on RealEstateAbroad, equal to around 4% of 32,610. They are the entry point for many foreign buyers, because a compact unit in a resort or hotel-style building costs much less than a family flat and can be rented by the week.
The country median asking price across all types is EGP 4,000,000, and the median price per m² is EGP 36,617. A studio's total price is therefore far below the median, although per-m² costs in hotel-serviced buildings or prime coastal locations can exceed the average. Always compare per-m² cost, finishing level and furniture inclusion. The 11,538 one-bedroom listings in the country show that small units are mainstream.
The Red Sea has numerous resort studios near beaches and marinas. The North Coast sells summer chalets and studios, Ain-Elsokhna targets weekenders, and Cairo and Giza sell studios to students and young professionals. Alexandria has small flats near the Corniche.
Many studios are sold with a management programme: the operator rents your unit and shares revenue. Ask:
Occupancy is seasonal, so a projected yield based on peak months is misleading.
Foreign buyers are generally allowed to own up to two residential units, subject to area limits and regional exceptions, and must register their title. Service charges, utilities and any resort fees apply. See the Egypt consultation guide and financing in Egypt.
A studio's real return is rent minus fees, not the brochure's headline yield.
Budget for the furniture package if it is not included, annual service and maintenance charges, utilities, and any resort or club membership attached to the building. If the unit is managed, the operator usually deducts a percentage of revenue and the cost of cleaning and laundry. For foreign buyers, add legal fees and the cost of registering the title. Work out the net annual income after all of these, and compare it with the cost of simply renting a similar studio when you visit.
For more space compare apartments or villas.
