Land in Egypt
Land for sale in Egypt is only 95 listings on RealEstateAbroad out of 32,610, and for foreigners it is the most restricted category. Egyptian law limits foreign ownership of land, treats desert and Sinai land specially, and rewards buyers who confirm every detail of title before parting with money.
No land-specific averages are available. The national median asking price is EGP 4,000,000 and the median price per m² is EGP 36,617, both across all types. Plot prices in Egypt follow location, utilities and legal status; coastal land near the North Coast or Red Sea commands high prices, while desert plots are cheaper.
Foreigners can generally own built residential property under limits, but ownership of vacant land is more restricted, and building on it usually requires permits and specific approvals. In border and Sinai areas the rules are stricter. Some foreign buyers use long-term usufruct or lease arrangements, or buy through an Egyptian company. Do not rely on an agent's assurance: obtain a lawyer's opinion on your nationality and the plot's location. Read the Egypt consultation guide.
Beware of agricultural land turned into housing without permission.
Cairo and Giza are surrounded by new-city plots. The coast offers sites around Ain-Elsokhna and the North Coast. Sharqia and Suez have larger parcels at lower prices. If you want to avoid the legal complexity, view villas or houses.
For foreigners in Egypt, land is a legal question first and a price question second.
Plot finance is rare. See financing in Egypt for the options.
