Buyer's guide: North Coast
Egypt's North Coast, known locally as the Sahel, is a long stretch of Mediterranean beach resorts between Alexandria and Marsa Matrouh. RealEstateAbroad lists 1,269 properties there, with a median asking price of 4,120,000 EGP (Egyptian pounds) and a median size of 87 m². It is a summer holiday market made of chalets and villas in gated resorts.
Prices are in Egyptian pounds as listed, so check today's exchange rate. We do not publish quartiles for this area.

Houses make up 963 listings (which often means chalets and twin houses in resorts), apartments 239, villas 39, studios 13 and penthouses 9. Two-bedroom homes lead (468), followed by one-bedroom (450), three-bedroom (227), four-bedroom (52) and five-plus (21). The compact size reflects the holiday use: families own a small beach home used for summer weeks.

Well-known resort areas include Sidi Abdel Rahman, Marina, Hacienda Bay, Marassi, Telal and the newer developments in Ras El Hekma and Alamein. Distances from Cairo are about two to three hours by the desert highway, and the new city of New Alamein, with an airport, towers and a marina, is being promoted as a year-round destination. The beaches have clear turquoise water and white sand, and the season runs from June to September.
Outside summer, many resorts are nearly empty, and services can be limited. Check whether the compound has year-round management, security and utilities. The state and Gulf investors have signalled big investments in the area, notably at Ras El Hekma, which has raised interest and prices.
Foreigners can generally own residential property in Egypt, typically limited to two units for personal use, with restrictions in border and military zones. Developers often sell off-plan with instalment plans that stretch over six to ten years, and prices are quoted in pounds, sometimes with dollar-linked adjustments. Ask about delivery dates, whether the land title is registered in the developer's name and if the project holds the necessary approvals. Registration at the real estate registry gives the strongest title.
Annual service charges, beach club fees and utilities add costs, and resale liquidity can be thin outside peak season. Our Egypt buying guide, financing page and Egypt analysis explain more.
Start with the compound's management: who runs security, water, electricity, waste and the beach, and what are the annual fees? Ask if the developer has completed earlier phases and if owners are happy with maintenance. Check whether the unit is on the sea, on a lagoon or inland, because views drive both price and rental income. Rental pools are common but returns can disappoint. Because the market is seasonal, resale can take months. Finally, confirm the registration status of the plot and whether a utilities connection fee is still owed.
Egyptian developers vary widely. Look at completed projects, ask to visit them and talk to owners about the quality of finishes and the fairness of service charges. Check that the developer has the land title or a usufruct contract from the state agency, and that building permits are in order. For off-plan buys, ask about the penalty clause if delivery is late, and how much of your payment is held in escrow.
Compare Alexandria, Cairo, Giza, the Red Sea resorts, Ain Sokhna and Suez. The Egypt hub lists more, and budget Egyptian properties offer lower price points.
