Commercial Property in Egypt
Commercial property for sale in Egypt amounts to 1,527 listings on RealEstateAbroad, about 5% of 32,610. Most are small retail units, offices and clinics inside new-city mixed-use developments or coastal malls, often sold off-plan with instalment plans and sometimes with rental guarantees.
Our country statistics cover all types: a median asking price of EGP 4,000,000 and EGP 36,617 per m². Commercial units are priced on location within the project: ground-floor frontage costs much more than upper floors. The right yardstick is the annual rent as a percentage of price, but that depends on actual tenants, not a developer's projection.
Many commercial units are marketed with:
Ask for the guarantor, the legal wording, and what happens if the project is delayed. Check completed examples by the same developer, and verify that units can be registered separately.
Cairo and Giza have the highest depth in offices and clinics, particularly in the newer cities. Coastal retail serves tourists in the Red Sea and North Coast, and Alexandria has traditional commercial streets. Ain-Elsokhna, Suez and Sharqia have a mix of logistics-adjacent and local retail.
Foreigners can generally buy commercial property, though rules differ from residential limits and some regions are restricted. Property registration and taxes apply, and operating a business may need licences. Use an Egyptian lawyer and accountant, and read the Egypt consultation guide. Seasonal tourism income can swing, so model low-season scenarios.
A guaranteed rent is only as good as the company paying it.
Before you reserve any unit, ask the developer for the licence number of the project, the signed plan showing your exact unit and its frontage, and the amount of service charge per square metre. Ask who will lease the anchor units: a mall with a supermarket or pharmacy draws footfall, while one with empty corridors drags every unit down. Request references from existing owners in the developer's earlier schemes, and have your lawyer confirm that the unit can be registered in your name once instalments are complete.
Residential buyers can look at apartments or studios. For loans, see financing in Egypt.

Generally yes, but check the rules for your nationality and region.
Only if the guarantor is financially strong. Read the contract carefully.
A clinic or office unit that a management company runs and leases for you.
Ground-floor frontage usually commands higher rents and is easier to let.
Resale depends on location and completed status; off-plan units can be hard to sell.
