Buyer's guide: Vinodolska
Property for sale in Vinodol means houses and land in the hills and coast behind Croatia's Kvarner Bay, with a median asking price of €200,000 across 54 listings on RealEstateAbroad. Houses lead and plots are plentiful. Non-EU buyers need consent, so read the rules first.
Asking prices from current listings. Because the area mixes houses, village homes and land, the range is wide.

The Vinodol valley runs along the Adriatic coast south-east of Rijeka, with Novi Vinodolski the main coastal town and villages inland. It offers a quieter and cheaper alternative to Istria, with pebble beaches, hills and ferry access to Krk and nearby islands. Rijeka airport on Krk and Zagreb are the main arrival points, and the A7 and A6 motorways give access.
Check title and building permits, since legalisation of older rural buildings can be a problem in Croatia.
Croatia's transfer tax is 3% of market value on resales, with no transfer tax when VAT applies, such as on new builds with 25% VAT. Non-EU/EEA buyers need Ministry of Justice consent, subject to reciprocity, as of 2026, so check your nationality's position. Croatia uses the euro. Add notary, court registry and agent fees, and verify with a Croatian lawyer.
