Kanfanar is a village municipality in central Istria, near the ruins of Dvigrad and the Lim Fjord, and about 20 kilometres inland from Rovinj on the coast. Istria is known for truffles, olive oil, wine and rolling countryside. The Istrian Y motorway makes Pula and Rijeka accessible, and the Slovenian and Italian borders are close. Coastal Rovinj prices are far higher.
Buyers are Central Europeans and Italians seeking a quieter base near the sea.
EU and EEA citizens buy on the same basis as Croatians; other nationalities may face reciprocity rules and approval, so confirm with a lawyer. Transfer tax on resale homes is generally 3%, while new builds carry VAT. Check the land register and building permit status, as Istria has many older houses with unregistered extensions. Agricultural land has additional restrictions.
