Čakovec is the main town of Međimurje, Croatia's far north, near the Slovenian and Hungarian borders. It has a castle, a pedestrian centre and a student and working population, and its price per m² is well under coastal levels. The buyer here is usually someone who wants a base in continental Croatia, or a landlord serving local tenants, not a holiday-home buyer chasing a beach.
The nearest listed market is Varaždin, which is a short drive away. Zagreb is the capital and a much larger market, although it is a couple of hours from Čakovec rather than next door. Karlovac and Velika Gorica are other inland towns, but they are not close to Čakovec.
See the Croatia buying guide and the Croatia country page. For budgets, cheap property in Croatia lists lower-priced options. Coastal markets such as Split or Dubrovnik price very differently, so do not use coastal figures to judge a Međimurje flat. Its median asking price is €209,160, or €3,263 per m². Coastal listings elsewhere on the site, including the Dalmatian coast, usually sit well above that.
The median listing is 69 m². Larger family flats exist but are fewer.
It is a working town with a local population, so long-term renting is the likelier model than holiday letting. We have no yield data here; ask local agents for current rents.
It is in northern Croatia, roughly a couple of hours by road from Zagreb. The nearer larger town is Varaždin.
