Buyer's guide: Wasaga Beach
Wasaga Beach is a house-heavy resort town on Georgian Bay, with 414 current listings on RealEstateAbroad and a median asking price of €444,431. It draws second-home buyers from the Greater Toronto Area and retirees looking for a lower-cost lakeside base. Foreign buyers face a federal ban and an Ontario tax, so the rules matter as much as the price.

| Measure | Value |
|---|---|
| Active listings | 414 |
| Median asking price | €444,431 |
| Middle half (p25 to p75) | €344,762 to €551,417 |
| Median price per m² | €3,374 |
| Median size | 139 m² |
Houses are 345 of the 414 listings, with 41 building lots, 18 apartments and 10 commercial properties. Three-bedroom homes lead with 150 listings, then two-bedroom (110) and four-bedroom (82). Condo apartments are rare, so most buyers are choosing between bungalows, newer subdivisions and detached homes near the water. See the national house listings and land listings for context.
The town is built around a long freshwater beach and a strip of cottages and newer estates, with a seasonal feel: summer weekends are busy, winters are quiet.
Wasaga Beach is roughly 90 minutes by road from the Toronto suburbs on a good day, and Barrie is the main regional centre for hospitals and big-box shopping. Collingwood, 25 minutes west, is pricier and more ski-oriented. Midland and Penetanguishene are quieter bay towns, Innisfil is closer to Toronto, Meaford is more rural, and Barrie has the most services.
Wasaga Beach lies in Simcoe County, where the national ban on foreigners buying homes applies to towns and cities; it is set to run to 1 January 2027, with no extension announced and a replacement reported. Ontario adds a 25% non-resident speculation tax, which is refundable only in narrow cases. If you qualify, budget for land transfer tax, legal fees and an inspection, and for cottages ask about septic and well. Our Canada buying guide and financing page go through the process.

Only if exempt from the national ban, which runs to 1 January 2027. Ontario's 25% tax is a further cost. Take legal advice first.
The median asking price across all listings is €444,431, with the middle half from €344,762 to €551,417. Median size is 139 m².
Many buyers use it as a seasonal retreat. Check flood zones and whether the property is on municipal services or a septic and well system.
A few. Just 18 of 414 listings are apartments, so supply of condos is thin.
Collingwood is more upscale and ski-focused, while Barrie is larger and better served. Compare their price levels before deciding.
