Alcona is the main growth area, with new schools, shops and the beach at Innisfil Beach Park. Big Bay Point and other shoreline communities carry premiums. The town runs a rideshare-subsidised transit scheme, and the GO rail station is a short drive away in Barrie. Commuting to Toronto takes over an hour in traffic. Septic systems and private wells exist on rural lots, and lake levels, ice and flood risk can affect shoreline property.
The national ban on most foreign purchases of residential property still applies, with limited exemptions. Ontario's Non-Resident Speculation Tax of 25% also applies in this part of the province, with rebate conditions. Land transfer tax is separate. A local lawyer should confirm whether you qualify, and review title, shoreline allowance and zoning on any waterfront. See the Canada page and financing guide.
For a lake property, ask who owns the land at the water's edge, whether there is a dock or boathouse permit, and how recent high-water years affected the property. Many homes outside Alcona rely on septic systems and wells, so budget for inspections and ongoing maintenance. Growth in Alcona has also brought new schools and shops, but check whether a nearby vacant lot is zoned for further housing.
