Apartments in Canada

Canada lists 47,388 apartments on RealEstateAbroad, about a quarter of the 180,457 properties. Most are condominiums in big-city towers, where condo fees, reserve funds and the federal foreign buyer restriction shape the decision.

Price and size

The all-type median asking price in Canada is €423,118, and the middle half of listings sits between €275,804 and €676,362, with a median of €3,880 per square metre. Condos often sell below the all-type median in absolute terms, but their price per square metre in downtown Toronto or Vancouver is high. Nationally, 14,130 listings are one-bedroom and 37,775 two-bedroom, which reflects the weight of condo supply.

Foreign ownership

Canadian federal law restricts most non-Canadians from buying residential property, which includes condominium units, until at least the start of 2027, with exceptions. Check the latest position before you proceed. Provincial taxes on foreign buyers in Ontario and British Columbia add further costs. See the Canada buying guide.

Where condos are

Toronto and Mississauga have the largest condo stock, and Vancouver and Surrey follow. Calgary, Edmonton and Ottawa offer lower prices, and Hamilton draws buyers priced out of Toronto. Compare with houses if you want more space.

Condo due diligence

  1. Ask for the status certificate (Ontario) or strata documents (BC) and read the reserve fund study.
  2. Review monthly fees, what they cover and recent increases.
  3. Look for special assessments planned or recent.
  4. Check rental restrictions if you plan to let the unit.
  5. For new builds, understand the occupancy period and interim closing costs.
  6. Verify parking and locker ownership.

Buyers

First-time buyers, investors and downsizers, subject to residency rules. See Canada financing for mortgage context.

Reading a Canadian listing

Canadian listings quote square footage, and the figure may be measured differently for condos (interior, from the demising walls) and for houses (above-grade living area, excluding basements). Basement suites are common in Ontario and BC and can offset a mortgage if legally permitted, but only with the correct permits. Maintenance fees for a new tower can look low in year one and rise sharply later, because developers sometimes underfund reserves. Look at the age of the building: concrete towers from the 1970s may face major repairs, while new buildings have warranties through provincial programmes such as Tarion in Ontario. Understand what the warranty covers before you waive any conditions.
