Buyer's guide: Brampton
Brampton is a fast-growing city of detached homes and townhouses on Toronto's north-western edge. RealEstateAbroad lists 2,599 properties with a median asking price of €564,095 and a median size of 139 m². Three out of four listings are houses, which sets Brampton apart from the condo-heavy markets closer to downtown Toronto.
These asking prices come from current listings, converted from Canadian dollars to euros.
| Measure | Brampton |
|---|---|
| Listings | 2,599 |
| Median asking price | €564,095 |
| 25th to 75th percentile | €456,967 to €752,209 |
| Median price per m² | €3,909 |
| Median size | 139 m² |
Houses make up 1,962 listings, apartments 520, commercial 100 and land 17. Three-bedroom homes are the most common (1,002), closely followed by four-bedroom homes (951), then five or more (178), two-bedroom (264) and one-bedroom (79). The narrow price band, with the middle half between €456,967 and €752,209, shows how similar much of the stock is: suburban semis, townhouses and detached homes from the last 30 years.
Brampton is also known for legal secondary suites, such as basement apartments, which can offset mortgage costs if properly registered. See Canada houses and condos for comparison.
Downtown Brampton has a historic centre with Gage Park, the Rose Theatre and Brampton GO station. Bramalea, in the east, is a planned 1960s community with a large shopping centre and rental towers. Heart Lake and Fletcher's Meadow are popular for newer family homes. Springdale and Mount Pleasant are further north-west, with newer subdivisions and a GO station at Mount Pleasant.
Commuting to Toronto relies on GO trains on the Kitchener line, major highways such as the 410 and 407, and local Brampton Transit with the Züm bus rapid transit routes. Peak-hour traffic on highways can be heavy. Toronto Pearson airport is minutes away to the south.
Brampton has a large South Asian community and is a first stop for many newcomers to Canada, as well as for families moving from Toronto to gain a larger home. Local employment includes logistics, manufacturing and the airport corridor. That makes the rental market resilient, although new supply and economic conditions affect rents.
Foreign buyers should know that federal limits on purchases of residential property by non-Canadians apply with some exceptions, and Ontario has its own non-resident tax. Our Canada buying guide outlines requirements, while mortgages in Canada and the Canada analysis provide further information.
Much of Brampton's stock was built between the 1970s and the 2010s, so inspect for the issues typical of that era. In the oldest subdivisions, look at roofs, windows and original furnaces. In recent developments, builders sometimes leave unfinished items, such as grading, driveways and sodding, and the Tarion new-home warranty is the route to resolve defects. Ask whether a basement apartment has an occupancy certificate, since the city has been tightening its second-unit registration process.
Brampton also has flood-prone pockets near Etobicoke Creek and Credit River, so check the conservation authority's mapping for any property near water.
Brampton's property tax rate is among the higher ones in the Greater Toronto Area as a percentage of assessed value, so a detached home often carries a bill of several thousand euros each year. Heating with natural gas is common, and winter bills can be significant in larger homes. Insurance is generally reasonable, although water-damage claims have pushed premiums up for some basements. Ask the seller for twelve months of utility and tax bills before you make an offer.
Brampton sits near Toronto, but you can also compare Calgary, Edmonton, Vancouver, Surrey and Ottawa. To test affordability, try the mortgage calculator, and visit the Canada hub for other cities.

For detached and semi-detached homes, generally yes. The median asking price of €564,095 gets you more space than in central Toronto.
A registered secondary suite that meets building and fire codes. It can provide rental income, but unauthorised suites can cause insurance and legal problems.
It depends on your route and time of day. GO trains from Brampton and Mount Pleasant stations offer a predictable option, while highways can be slow at peak.
Houses, with 1,962 of 2,599 listings. Three- and four-bedroom homes are most typical.
Canadian federal restrictions and Ontario's non-resident tax apply to many foreign buyers, with exceptions. Check with a lawyer.
Expect Ontario land transfer tax, legal fees, title insurance and an inspection. New builds add HST, and some lots in new subdivisions have development charges. Your lawyer will provide an exact statement of adjustments.
