Houses in Canada

Houses are the backbone of Canadian listings on RealEstateAbroad, with 110,346 of 180,457 properties, or about 61%. If you are not a Canadian citizen or permanent resident, however, a federal prohibition on foreign purchases of residential property is the first thing to understand.

The foreign buyer ban

Since 2023, the federal Prohibition on the Purchase of Residential Property by Non-Canadians Act has restricted most non-Canadians from buying residential property, including houses. It was extended and is scheduled to run until the start of 2027, and exceptions exist for permanent residents, some work-permit holders and certain other groups. Whether it is extended again is a political decision, so check the current status before you plan a purchase. Ontario and British Columbia also levy additional taxes on foreign buyers in specified regions. Our Canada buying guide gives a broader overview; always confirm with a Canadian lawyer.

What prices look like

Across all Canadian property types, current listings on RealEstateAbroad show a median asking price of €423,118, with the middle half of the market between €275,804 and €676,362. The median price per square metre is €3,880. Houses in the Toronto and Vancouver regions run well above this, while Prairie cities like Calgary and Edmonton are materially cheaper. Nationally, three-bedroom homes lead with 51,789 listings, then two-bedroom (37,775) and four-bedroom (31,685).

City by city

Toronto and surrounding Mississauga and Hamilton form the Greater Golden Horseshoe, where detached houses are costly and competition is intense. Vancouver and its suburb Surrey carry similar price pressure, with Surrey cheaper. Ottawa offers government-driven stability. Alberta's Calgary and Edmonton offer larger houses at lower prices. For lower-cost entry, see apartments or land.

Costs and checks

  • Land transfer tax in many provinces, sometimes with a municipal layer in Toronto. Rates vary; verify.
  • Home inspection is standard and usually a condition of the offer.
  • Title insurance and legal fees.
  • Property taxes are set locally and are an ongoing cost.
  • Heating and winter costs in colder regions.
  • Mortgage rules. Non-resident financing is limited; see Canada financing.

Who is buying

Citizens, permanent residents, and exempt temporary residents dominate. International investors often look at commercial property or pre-construction instead, where rules differ.
