Buyer's guide: Barrie
Barrie real estate has a median asking price of €438,788 across 1,084 current listings on RealEstateAbroad, which is well below Toronto, about 90 km to the south. The city of Barrie on Lake Simcoe has lakeside parks, ski hills nearby and a GO train line to Toronto, which is why commuters and retirees keep buying.
A quarter of listings ask €360,432 or less and a quarter ask €551,558 or more. The narrow range suggests plenty of comparable family homes. The median price per square metre is €3,594, and the median home measures 111 m².

Barrie surrounds Kempenfelt Bay, an arm of Lake Simcoe, with a waterfront promenade, beaches and a downtown with restaurants. Neighbourhoods include Allandale (historic, with a GO station), Innisfil Heights to the south, Ardagh and the south-end with newer subdivisions. Georgian College serves students, and Royal Victoria hospital is the regional centre. Highway 400 connects to Toronto in 60 to 90 minutes depending on traffic, and the GO train runs commuter services.
Buyers are Toronto-area households priced out of the city, retirees, and some investors. Snow and lake-effect weather are part of winter life, so inspect roofing, insulation and drainage. Note that outlying areas near Lake Simcoe may have septic systems and well water.
Ontario charges a 25% Non-Resident Speculation Tax on residential purchases by foreign nationals across the whole province, with limited exemptions. At the federal level, the ban on purchases of residential property by non-Canadians has applied to Barrie and many other urban areas since 2023, and was due to expire at the end of 2026; confirm status before offering. Commercial and some land purchases may be treated differently.
Other costs: Ontario land transfer tax (progressive), legal fees and title insurance. Foreign mortgage lending is limited, typically with 35% down. Our Canada financing guide, buying guide and the mortgage calculator cover the details.
Municipal property tax in Ontario is a percentage of assessed value and is levied annually; Barrie's rate is moderate for the province. Add home insurance, heating through the long winter, and lake-effect snow clearing. Basement flooding is a recurring issue in some older subdivisions, and houses built in the 1970s may have aluminium wiring or older heating systems that insurers query.
If you are considering a condo, request the status certificate to see reserve fund health and any planned special assessments. Compare asking prices with the valuation tool and talk to our team through the contact page about introductions to Ontario lawyers who work with non-resident clients.
For the metropolis, see Toronto; for the national capital, Ottawa. Western alternatives include Calgary and Edmonton. See also Vancouver and Surrey. The Canada page lists all markets.
Barrie is a commuter-belt and lake-lifestyle market: great value for Ontario, but not simple for non-residents to buy.

Most non-Canadians are currently barred from buying residential property in Barrie by the federal prohibition, unless an exemption applies, and Ontario adds a 25% speculation tax. Confirm your status with a lawyer.
The median asking price is €438,788, with the middle half from €360,432 to €551,558.
It works for hybrid commuters: GO trains and Highway 400 reach Toronto, but travel times can be long in peak hours.
Snow and wind off Lake Simcoe are common. Check heating systems, insulation and snow-removal arrangements.
Yes. 318 of our listings are apartments or condos, mostly in the south end and near the waterfront. Review condo status certificates for fees and reserves.
About 90 km by road, which is 60 to 90 minutes on Highway 400 depending on traffic. GO trains take longer than driving at off-peak times but avoid the congestion.
