Land in Canada
Canada has 13,787 land listings on RealEstateAbroad, around 8% of 180,457. They range from serviced urban lots to lakefront and forest acreage in remote regions, and each province regulates ownership a little differently.
Whole-market listings in Canada show a median asking price of €423,118, with half between €275,804 and €676,362. Land follows a different logic: an acre in northern Ontario can cost a small fraction of the median, while a serviced lot in suburban Vancouver can exceed it. Compare cost per acre or per square metre against nearby sales.
The federal prohibition on foreign purchases of residential property has dealt mainly with houses and condos, but residential-zoned land and some vacant lots can also be caught, while commercial and some other land is outside it. Provincial rules add another layer: several provinces limit foreign ownership of farmland or recreational land, and some regions tax foreign buyers. Because the picture is complex and changes, a Canadian lawyer must advise on the specific parcel. Read the Canada buying guide.
Canadian land sales are usually made on an agreement of purchase and sale with conditions, such as financing, a survey, a perc test for septic suitability, and zoning confirmation. Conditions are your protection, so do not waive them lightly. A real estate lawyer or notary (in Quebec) handles title searches, adjustments for property tax and closing. Costs include land transfer tax in most provinces, legal fees and title insurance, and possibly GST or HST on new lots sold by developers. Expect closing in 30 to 90 days. If you plan to build, ask the municipality what development charges, permit fees and servicing costs will apply, since these can be large.

Sometimes, depending on the type of land and province. Residential-zoned land may be restricted; get legal advice.
It is strongly advised, particularly for rural lots.
Lenders require larger down payments for vacant land. See financing.
Government-owned land, which is not for sale to private buyers in the normal market.
