Buyer's guide: Summerland

Houses account for 122 listings, condos and apartments 42, with three commercial and three land listings. Three-bedroom homes lead at 62, then four-bed at 34, two-bed at 32 and five-plus at 20, with ten one-bed units. Townhouses and condos are a route in for downsizers; many houses come with view lots above the lake. Compare through the Canada house listings.
The listings with the most space tend to be the view lots on the hillsides, where slope, septic systems and irrigation rights can matter as much as the house. Orchard and vineyard parcels fall under the Agricultural Land Reserve in BC, which limits subdivision and non-farm use, so ask before you plan anything beyond a family home.
Summerland has orchards, vineyards, the Kettle Valley Rail Trail nearby and summer lake swimming. Winters are milder and drier than much of Canada, which is why retirees move here. Penticton is the closest larger town and Peachland is on the other side, with West Kelowna and Kelowna within about an hour for shopping and the airport. Okanagan Falls and Keremeos lie to the south, a little further out. Wildfire and water supply deserve questions during due diligence.
The federal foreign-buyer ban continues to 1 January 2027, with a replacement framework reported but not confirmed. BC separately charges a 20% foreign buyer tax. Permanent residents and some work-permit holders may be exempt. Consult a BC notary or lawyer, read the Canada consultation guide, and see Canadian mortgage rules if you need a loan.
BC also runs a speculation and vacancy tax in designated areas, so ask your lawyer whether a second home would be caught.

Many buyers like the climate, the lake and a smaller-town pace. Healthcare access should be checked.
Our median asking price is €501,128, with a middle half between €366,498 and €775,559.
BC levies 20% on foreign buyers in addition to the usual transfer tax; exemptions are limited.
Look at Penticton and Peachland, both linked above, then look at Kelowna for a larger city.
